  • Two garages and parcel of land (attached to the unregistered land and again accessed off Glegg street). This land is registered (Title number CH165210), the title documents can be viewed via the Hammer Price Homes website. Please note the access to the garages is an unregistered parcel of land, and it is believed to be shared / right of access, but ownership details are unknown at this stage.

 

The sale in full (both titles) comprises of the 2 bedroom end of terrace no 66 Green Street property, the large garden to the rear of the property, and also the run of 3 garages accessed off Glegg street. Please see the document titled ‘Location Plan’ for the full boundary of what is included in the sale.

The winning bidder will be responsible for clearing the gardens and any outbuildings post completion, however the car will be removed from the garage prior to completion.

Development – The property and its land is sold as seen and any planning application should be done post completion. The sale should not be dependent on any planning application being submitted, including associated access. Buyers are advised to take advice prior to bidding. As noted above, the access to the garages is an unregistered parcel of land, and it is believed to be shared / right of access, but ownership details are unknown at this stage.

Japanese Knotweed – Japanese knotweed was identified in a corner of the land at the rear of the property, this was identified in the Summer of 2022. A specialist company (Zirkon) was engaged by the vendors and a 5-year treatment plan has been undertaken and paid for in full by the vendors. You can see the relevant downloads on the Hammer Price Homes website. The 5-year plan has been paid for in full and the account with Zirkon will be passed to the buyer on completion. The pre paid treatment plan cost £2,597.60 inc vat and will cover the full 5-year plan and can be viewed on the Hammer Price Homes website doc ref: ‘Japanese Knotweed – Quote – payment confirmation – Option 1’.
